Sydney to create 30,000 new homes under major rezoning proposal

Sydney's north and north-west will receive tens of thousands of new homes under the NSW government's major rezoning proposal.
Kellyville, Bella Vista, Hornsby and Macquarie Park have been eyed for renewal in the Transport Oriented Development Accelerated Precincts plan released today.
The suburbs would see 30,000 new homes delivered and almost 80,000 new jobs created as a result.

The plan is hoped to provide housing and jobs with access to open space, shops and nightlife along key Metro and Sydney train lines outside the city.
It comes as Sydney lost twice as many people it gained in the five years to 2021, according to the latest report by the NSW Productivity and Equality Commission. 
"People want to be able to buy or rent a home close to their friends and families and jobs supported by infrastructure, but the housing crisis across NSW, and especially Sydney, has made that almost impossible," Planning Minister Paul Scully said.
"We're focused on getting the balance right, between building new homes and protecting the character of communities.
"It doesn't have to be an either-or choice."
Kellyville and Bella Vista will receive the bulk with about 20,700 new dwellings, with up to 1650 of those are slated to be affordable housing.
The area is slated to be a corridor into Chatswood, Crows Nest and Barangaroo following the opening of the Metro train line to Waterloo on August 4.

The CBD will undergo a modern makeover in an almost 39-hectare precinct on either side of the train station.
In stage two of Macquarie Park's rezoning, there will be about 4600 new homes with up to 690 of those to be affordable homes.
Essential workers will have 10 to 15 per cent of the affordable housing in perpetuity.
A public exhibition on the proposal will be held from July 9 to August 9 before the plan is finalised and approved.
"I encourage everyone to take a look at the proposals and provide their comments," Scully said.
